1. "How much will the initial visit cost me?"
A. Nothing what so ever - we never charge a potential client for the initial site meeting

2. "I'm thinking of building an extension on my house - what is the first thing I need to do?"
A. The first thing you should do is think carefully about why you want to build the extension, what is it you really want to achieve. This won't be a one word answer but should open the flood gates to a whole series of questions which will in due course will help to form the basis of a design brief. Have an idea of how much you want to budget for the entire project (not just what you think it will cost to build - clients inevitably get this figure wrong). 3. "I'm looking at building a new house, a developer has offered me a section at a great price - what should I do?"
A. Before you put pen to paper there is a lot to check out first. At a very basic planning level there are some standard rules and regulations which can have a huge impact on any potential house design. Covenants and other legal aspects all need to be checked out first. We can advise you on the various procedures and view the site for you and we can also advise on other sections prior to making offers to the land owners.

4. "How much will my house extension cost?"
A. There are some standard fee's to council to pay and others you may or may not be eligible for -services charges, development contributions and so on - then you have the architectural, structural engineer and any other professional consultants to pay for as well as the land if that's not already owned before finally having to pay for the building itself. Building can be an expensive exercise and even with the global recession in place the cost of the raw materials are still increasing and driving the price of building materials up - the lower rates of pay only act to keep the average build price rates at a constant - contrary to popular believe the price of building has not moved much at all in recent times.
We are extremely transparent with all of our pricing structures. The design company operates on a fixed fee system and has done for many years with no hidden charges and no extras - the price you are quoted from day one is the price you will pay, nothing more. The build company again is completely open with all accounts, rates of pay, the margins on all areas are open for viewing and nothing is hidden away.
So how much will your extension cost - I'm afraid that's impossible to answer at this stage other than to say you should always have a good budget which has ideally 15 - 20% extra as a contingency fund should the need arise.

5. "Do we have to use your build service as well - we are just needing the plans drawn up?"
A. No problem at all - we aim be the most flexible company offering the most comprehensive range of services in the Wellington region. No one client is the same and everyone will require something a little different from the next.

6. "Can you help with the finance in any way?"
A. Yes. We have long standing relationships with local accountants, finance and mortgage brokers who are able to give free independent advise on all aspect of money and finance - we would be glad to make the introductions.

7. "What happens if our circumstances change while we are working on a project together?"
A. Again no problem at all, this is one of the benefits of breaking the sections of work down into smaller manageable amounts and only working on one stage at a time. Each stage has an agreed fixed fee and on completion of that particular stage you are free to stop works without question.

8. "So what are the stages of work?"
A. As a rough guide, for an average house hold extension or new build, alterations or refurbishments the stages would be:
Measured survey
Concept design / final design
Resource consent if required
Building consent
Construction

Again as a very rough guide the design fees for an average household extension for the stages above would be:
$800 to $1400 + GST
$1500 to $3000 + GST
$800 to $1500 + GST
$2000 to $5500 + GST
